LOCATION OF PROPERTY:
This property called Burlington is located near Snow Hill in the parish of Portland. It is approximately 5 miles from the town square of Port Antonio and is also close to Passley Gardens teachers college and agriculture college.
The Property is part of the Rio Grand Valley and can be easily identified by making a right turn at Snow Hill at the roundabout into Burlington Estate.
SITE ANALYSIS AND TOPOGRAPHY:
The site consists of 260 - acres of level land and approximately 160- acres sloping upwards gradually and undulating, steep is some areas 420 - acres of arable land and also land for development, the remaining portion of 52 acres is of river, marl (silica) presently being used for mining purposes (aggregate).
Tests conducted by the government of Jamaica Bureau Of Standards certified that the quality of the aggregate is the best in the island because it requires less cement (per ) PSI for compaction.
The entrance road into the property is a parish council road leading from Snow Hill which is unpaved, no entrance gate, no periphery fencing.
Cultivated on the site are coconuts, timber, plantain. vegetables along with fish ponds. there are 4 - interior pits for fingerlings (young fish) along with 4 - exterior pits used for sexing of fingerlings.
There also exists on site 25 fish pounds with appropriate dykes with sizes ranging from 3/4 acres to 2 acres. The site is mainly of sandy loam and recent alluvial type typical of Rio Grande Valley.
WATER SUPPLY AND ELECTRICITY
The Property is supplied by a never failing river called the "Rio Grande" which is on the western, southern and eastern boundaries covering a distance of 3500- meters of the reach of the river on this property approximately 120 - meters east of the river is a blue hole which is fed by a number of under ground springs that emanate from the adjacent hills surrounding the land. At present some water is used for the processing and manufacturing of aggregates.
There is also a pump house and what is referred to as a "motherhead" with water running through the hills forming several spring. There exists a floodgate of cast iron fitted to cast iron frame originating from the 16th to 17th Century with manholes connecting at different points for cleaning - servicing - de silting- maintenance purposes.

On the property, there is a high power 3 - phase electricity supply with a 380KVA with appropriate transformers.

Burlington Estate lies on the eastern bank of the Rio Grande with its capital being Port Antonio in the Parish of Portland.
It has retained its charm as a quiet rural township and is home to one of the most beautiful harbours in the Caribbean. Among its attractions are the neo-Romanesque Anglican stone church (1840) and the charming gingerbread DeMontevin Lodge (1881). now a popular guesthouse on the Titchfield Peninsula.
Titchfield was the original name of the town and was the residential area for the rich and famous who visited the town, among these were JP Morgan, actress Clara Bow and newspaper Magnate Williams Randolph Hearst.
The distance from Burlington Estate to Port Antonio is relatively short all the social services for comfortable living are available. Public transportation is good with vehicles routing to and from Port Antonio and its environs.
The area is slated to be expanded and develop its ecotourism potential, crime is low, values are stable and it is expected that this trend will continue.
It is to be noted that the Rio Grande Valley benefits from the highest rainfall in Jamaica and is of record. It is comparable to that of the "Nile Valley" in Egypt.
